Affordable House of the Day: 1938 Patchogue cottage

The bad rap on Long Island is that there’s no affordable housing. Not true.

A 1938 cottage in Patchogue Village is a case of “character vs. perfect amenities."

The $272,000, two-bedroom home may not have several baths, real wood floors and granite countertops, but what it does have is a “little bohemian” personality, said Diana Pombano, an associate broker in the East Setauket office of Coldwell Banker Residential.

Out back, an arched arbor leads to a courtyard for an artist studio, whose footprint is just a little bigger than the one for the main house. It’s got electricity and plumbing but no heat.

“I thought, ‘Ooh, it just feels so much like Woodstock in upstate New York and you can see a table on the patio with candlelight and friends,” Pombano said. “It’s a little bit on the rough side, but it’s charming.”

Pombano said the current owners are teachers who use the studio to paint and play music.

At the front of the .17-acre property, the two-floor house has window flower boxes, a little enclosed entrance by the front door, new kitchen cabinets, new flooring and a side courtyard.

Pombano said the Cleveland Street house might need a fresh coat of paint but no big repairs.

“It’s not perfect, but it has charm,” she said. “It’s a good house for a starter.”

You call that Home affordable???? your right Long Islanders did get a bad rap.We left patchogue, 8yrs ago, too go south.We would like to come back, and we can't.We can't afford a home for 272,000.00 much less for 150,000.00 Its a rotten shame that people have gotten so greedy, that there is no thought of the middle class people.I love Long Island, and want to come back, I was born and raised there, as was my Husband.Houses that went for 40,000.00, now are going for over 350,000.00 and more rediculous.

Unfortunately, the photo and article did a dis-service to the seller and their charming home. It is not a cottage but a 2 story Village colonial and the photo is one of the detached cottage which they use as an artist studio. This is a lovely home with a very sweet ambience, new flooring, freshy painted, a charming living and dining room. And although it only has 1 bathroom, it is a very spacious and pretty bath. Both the kitchen and bathroom has been updated. With a pretty yard, overall this is a good choice for a first home, especially in the Village of Patchogue, and is close to all shopping and transportation.

If you had the opportunity to see this home as I have. You would be thrilled to find a marvelous home at such a good price. This photo is not of the house. It is only the artist studio and not a picture of the house which is a charming 2 story home. I hope a retraction is made and the photo of this charming home is made available to all.
